The current High Rise market in the Naples, Bonita, and Estero area market remains strong. As of September 30, 2014, there are 307 active properties, 56 pending sales and 789 closing in the past 12 months that brings us to a supply of 4.7 months. Average sale price and median sale price has increased 3.0% and 4.0%, respectively, from the past 12 months compared to the prior 12 months. Diving in to SF price, we’ve seen an increase in the average and median at 6.9% and 8.6%, respectively. Looking at days on market we have seen a significant decrease. Going from 216 average days to 149 average days and 155 median days to 93 median days. We should expect to see continued price appreciation in the High Rise Home market in the general Naples, Bonita, and Estero market.
